Short sales by definition are anything but short in duration!
Short sales are when a lender agrees to accept less than is owed on a mortgage or lien. In essence they are a settlement between the lender and the seller of a property for less than what is owed on the actual value of the home.
To achieve a short sale the buyer must be willing to wait for the negotiation process to work. On average this could mean waiting 60 to 90 days for the sellers lender to accept a legitimate offer.

If a bank accepts a short sale, this typically means the seller is taken out of foreclosure status and the ownership is transferred to the buyer.

Word to the wise!  not all advertised prices on short sales are the price that the property will sell at. Many times the advertised price is not approved by the lender and are for marketing purposes only. The price should be at or near market value, but experience has taught me that this is not always the case. Everyone should speak to an experienced agent to set proper expectations in regards to offer price, and time frames.</description>

I appreciate your visiting my site, and welcome the input.
Unfortunately I am an active real estate agent before I am a blogger. Banks take up so much time these days that non-client direct time is usually spent shuffling papers and negotiating with the bank. I handle negotiations with banks for my clients, as well as other agents and their clients. I naturally spend a couple of hours on the phone just dealing with clients and agents, and that doesn&#039;t include time on the phone with lenders. I can easily conclude that about 4 to 5 hours a day is spent handling short sales in one way or another. Add to that drive time to my properties or time spent working with buyers, naturally it means my blog may suffer a little in regards to updates.

I do my best to report information that is relevant and timely to the markets and clients that I serve. I realize I receive more phone calls with questions and comments than I do on the site, and for me that is fine. After an 30 minute conversation with  client it is tough to get back to my computer and detail specifics despite it being completely relevant to the blog topic. I know I should likely add more content, but as the business goes, I focus on specific client needs at times at the suffering of my personal marketing effort.

May 2010 vs May 2009 there was a drop of 314 members in comparison.

I believe in 2009 the biggest drop came out in the August report for July statistics. So until then, I guess we just wait?</description>
